Gentrification: South Side vs. West Side

If you accept the premise that the North Side has already undergone such a massive amount of gentrification (and prime, close in real estate is hard to find) and that the new promised lands of gentrification are now the South and West sides....which of the two do you think will be experiencing the larger amount of gentrification? In other words, in the next ten years through development and transformation, which do you expect to see more extensive change.....and why: SOUTH SIDE -or- WEST SIDE?>
