Chicago's commuter schools--becoming more on-campus?

I see a trend in Chicago's traditional commuter schools. DePaul, Roosevelt, Columbia, and UIC are all building a lot of on-campus housing. Even schools that have already not been commuter (ie Loyola, IIT) are expanding housing. Do you predict that, eventually, all of these schools will be almost completely non-commuter schools and will have their own urban campuses/student population? That would be a huge boost--college/university students are some of the most desirable residents of a city>
